E. PUTNAM --- Tractor Supply will probably have some company as a Chinese restaurant is looking to move into the plaza.
According to a request coming up before the town's Zoning Board of Appeals Feb. 21, plaza owner Putnam TSC. LLC is looking for a variance from the town's zoning rules governing parking for restaurants. Current rules would require 55 parking slots for the restaurant and the owner is looking to put in 25 parking spots instead.
The owner, in his request for the variance, said "The unique nature of this parcel, the unique nature of the anchor-tenant's business and the unique nature of a Chinese restaurant, makes the requirement of 55 parking spots a hardship."
In his variance request, Mark D'Addabbo said a large portion of the plaza at 97 Providence Pike is wetlands and cannot be developed into parking spots. He also said Tractor Supply Co. needs a 17,242 square foot outdoor storage area. "Both of these areas would otherwise be available for additional parking. Third," he said, "the nature of a Chinese restaurant is unlike a traditional restaurant in that a high portion of the business is takeout which requires fewer parking spots."
He added the proposed restaurant will occupy 4950 square feet which would require an allotment of 25 parking spaces (one parking spot per 200 square feet of floor space) and that would leave the remaining unoccupied space of 8031 square feet with 41 parking spaces "which would satisfy the requirements for retail stores."
